Creating or taking over your listing
Catchy copy, a full description of the amenities, rates adapted to the season and local events, management of your photos. Already have a listing? I take it over and optimise it at no extra cost. Creating a new listing: €90 incl. VAT, a one-off fee.
Home staging & presentation
I visit your property and advise you on the small changes that make all the difference: furniture, bed linen, welcome products, decoration. A well-presented property rents faster and for more.
Dynamic pricing
With your agreement, I adjust your rates according to demand, competition, the seasons and local events: the Chorégies d'Orange festival, the Châteauneuf-du-Pape grape harvest, bank holiday weekends.

Bookings & messages
Through your account, I handle all communication with your guests: booking requests, arrival information, questions before and during their stay.
Check-in & check-out
I welcome your guests: key handover, a tour of the property, the amenities and the best local spots. When they leave, I collect the keys and check the condition of the property.
Cleaning coordination
The cleaner comes between every stay: fresh linen, welcome products restocked. Cleaning and laundry are paid by the guest, on top of the nightly rate.
Welcome kit & welcome gift
Soap, shampoo, coffee, tea: everything is restocked before every stay. And I love surprising your guests with a small local welcome gift, to show off our beautiful Vaucluse.
Property checks & reports
A full check before every arrival. At the end of each stay, a photo inventory and a detailed report. If there is any damage, you are alerted immediately and I help you deal with the platform.
Review management
Reviews are crucial. I reply to every one with care to protect your reputation and improve your ranking on the platforms.
Your property, maintained and monitored
Coordinating repairs and call-outs
A light bulb, a remote control battery, a small adjustment: for jobs taking less than 30 minutes, I handle them myself with no labour charge. For anything bigger, I call on my network of local tradespeople and manage everything, from first contact to follow-up.
Pool & garden maintenance
Trusted pool and garden professionals come as often as you choose: weekly, fortnightly or monthly. I coordinate everything and keep you informed of every visit.
Administrative support
I guide you through the registration with the town hall of your furnished holiday let, the official rating of your property and, if needed, the energy performance certificate (DPE) with a certified assessor from my network. I advise you and explain every step; the formalities remain in your name.
Monthly report
Every month, a clear summary: nights booked, income received, occupancy rate, upcoming bookings. You stay in control without having to manage anything.

How much does your concierge service cost?
My only fee is a commission of 24% of net income received, calculated after deducting platform fees. No monthly fee and no hidden costs: if you don't rent, I don't earn anything.
Do you charge for creating the listing?
Si vous avez déjà une annonce, je la reprends et l'optimise sans frais supplémentaires. Si votre bien n'est pas encore en ligne, la création de l'annonce est facturée 90 € TTC, une seule fois.
Who pays for cleaning between stays?
Les frais de ménage et de blanchisserie sont payés par le voyageur, en plus du prix de la nuit. Ils n'entrent pas dans le calcul de ma commission.
What happens if there is damage?
At the end of each stay, I carry out a full photo inventory. If any damage is found, you are alerted immediately and I help you report it to the platform concerned.
